The Polishing Process

Three steps. A floor that lasts decades.

01

Diamond Grinding

Progressive grit sequence cuts down to a clean surface.

Polishing starts with coarse metal-bond diamonds that cut through surface laitance and any previous coatings. We work through progressively finer grits, from 30-grit through 200-grit, before the densifier step. Each pass removes the scratch pattern from the previous pass. Skipping grits creates a surface that looks smooth but scatters light unevenly and shows every imperfection within a month.

02

Densifier

Lithium silicate hardens the slab from the inside out.

After the medium grits, we apply a lithium silicate densifier that penetrates the concrete and reacts chemically with calcium hydroxide in the paste. The reaction forms calcium silicate hydrate inside the pores, raising the surface hardness by roughly 35 percent. A densified slab resists abrasion and prevents the dusting that untreated polished floors develop over time. This step is what separates a real polish from a grind-and-seal.

03

Final Seal

800-grit finish: low-sheen or high-gloss, your choice.

Final resin-bond diamond passes at 400 and 800 grit close the surface to the specified sheen. Low-sheen (satin) reads matte in indirect light and hides footprints on garage floors. High-gloss (reflective) reads mirror-bright under shop lighting and is the right choice for showroom floors. Both get a final guard coat that repels oil and water without changing the surface texture. A quick conversation helps us match the finish to how you use the space.

Questions We Get

Stewartville homeowners ask us.

Can I polish my existing garage floor in Stewartville?

Yes, if the slab is sound. We grind through surface laitance, cracks, and old coatings to reach solid concrete, then polish from there. The main variable is aggregate exposure: a harder grind reveals the stone mix inside the slab, which most Stewartville homeowners prefer over the plain gray paste surface. We do a test grind in a corner at the site visit so you can see exactly what your slab will look like before we commit to the full floor.

How much does polished concrete cost compared to epoxy?

Polished concrete has no recoat cycle: the slab itself is the finish. Over a fifteen-year window, polished concrete usually costs less. Reach out for a written quote on your specific floor.

Is a polished concrete floor easy to maintain?

Yes. A polished concrete floor needs nothing more than a damp mop and a neutral-pH cleaner. No waxing, no buffing, no yearly sealer. Oil and other liquids bead on the guard coat and wipe up without staining. Salt tracked in from a Stewartville winter rinses off without leaving the white haze it leaves on epoxy floors. Annual reapplication of the surface guard coat, which takes an afternoon, is optional but extends the service life of the finish.

Will the polishing work on my existing slab even if it has cracks?

Hairline cracks and control-joint edges grind smooth and become part of the floor’s character rather than an eyesore. Structural cracks wider than three-sixteenths of an inch need to be routed and filled with a semi-rigid epoxy filler before grinding. We assess cracks at the site visit and include any needed repair in the written quote so there are no surprises on pour day.

What is the difference between polished concrete and epoxy?

Polished concrete IS the slab: we mechanically refine the surface of the concrete itself. There is no coating that can peel, chip, or bubble. Epoxy is a coating applied over the slab surface that bonds chemically. Both are durable, but polished concrete is permanent in a way epoxy is not. Epoxy is a better choice when the slab has significant staining or contamination that can not be addressed by grinding. Polishing is better when the slab is in good condition and you want a maintenance-free floor for the long term.

Is a polished floor slick when I bring in snow and slush?

A full-gloss polish can be slick with water on it, which matters in a Stewartville garage or shop that sees slush all winter. We match the finish to the use: a satin sheen grips better than full gloss, and we can work a clear anti-slip additive into the guard coat so the floor holds traction when wet. A working shop and a finished basement often want different sheens, so we settle that with you before we run the final grit.

Does a polished floor need waxing or resealing to keep its shine?

No. The shine comes from the concrete being ground and densified, not from a wax or sealer sitting on top, so there is no reapplication schedule and nothing to peel. A damp mop with a neutral cleaner is the whole routine. If a heavy-traffic lane loses a little gloss years down the road, we can re-burnish that spot to bring it back rather than redoing the entire floor.

Polished In Stewartville

Grind it, do not coat it.

For a Stewartville garage, basement or shop, polished concrete beats epoxy because there is nothing to peel. Epoxy is a coating on top of the slab that chips, yellows and lifts after a few years, especially where road salt and snow get tracked in. Polished concrete is the slab itself, ground from a coarse diamond cut up to a fine polish, with a lithium densifier flooded in between stages to harden the surface so it stops dusting and holds its shine. You pick the gloss: satin, semi-gloss or full gloss.

Most sound Stewartville slabs are good candidates. We test-grind a corner first to confirm the aggregate exposure and check the slab is hard enough to take a finish, then show you the real result before we run the whole floor. Older slabs with patches or oil staining take more grinding but often still polish well. Call us out and we will test a corner, talk through the finish, and write you a free, itemized quote.

The step that separates a real polish from a slab someone just ran a machine over is the densifier, and it is worth knowing about. After the opening grind we flood the slab with a lithium silicate densifier that reacts with the free lime in the concrete and hardens the wear surface, testing thirty to fifty percent harder than raw concrete. That reaction is what stops the fine gray dust a bare Stewartville garage floor gives off onto tools, tires and shelves, and it is why a densified floor holds its gloss under real use instead of wearing dull where you walk most. The larger shop and outbuilding slabs common around Stewartville benefit from it even more, because those floors take heavier traffic. Any crew can grind a slab shiny; the densifier and the patient grit progression are where a polish that actually lasts gets built, and we do not shortcut either.

Stewartville is right down Highway 63 from our Rochester shop, close enough that scheduling a polishing job here is simple and following up is easy. Polished concrete is about the lowest-maintenance floor there is once it is done, no coating to peel, no resealing, just a dust-free surface that a damp mop keeps bright, which is why it suits a Stewartville garage, basement, or shop so well. The visit is free, the written quote breaks out the grind, the densifier, and the finish, and Pedro is the one who runs the machine and backs the work.
